Branson TIF Commission recommends ambitious $400 million redevelopment plan

At a July 15, 2025, meeting and Public Hearing, the Branson TIF Commission, by an 8 to 3 vote, approved a resolution to the Branson Board of Aldermen for the Tax Increment Financing (TIF) Plan for the Gretna Road and Town and Country Drive Redevelopment Area. The project seeks to convert what has been an economically stagnant area into a “hub” of retail, entertainment, commercial and residential activity, promising a substantial increase in tax revenues and new opportunities for the city.

During the public hearing, Branson City Administrator Cathy Stepp said, “I stand before you tonight excited. I’m excited for the vision that we’re presenting to our community. I’m very thankful to the developers that are here tonight, that they deemed us worthy enough in Branson to invest their own money and take their risks in partnership with us.”
The Plan was prepared by Polsinelli PC and the City of Branson on behalf of the developer, Branson Meadows TIF CO LLC. The redevelopment area spans approximately 135.93 acres across 17 parcels. It is situated east of Expressway Lane, north of Roark Valley Road, south of Branson Meadows Drive, and west of Pinkley Drive.
The Plan calls for three redevelopment Project Areas. The developer will develop Project Areas 1 and 2. The city of Branson will develop Project Area 3.
Redevelopment Project Area 1 includes a sports entertainment facility, 150 residential units, a historical biblical attraction and a hotel. Redevelopment Project Area 2 will have cabins, two restaurants, 150 residential units, a C-Store, a sporting goods store and strip retail. They expect construction to begin on Project Area 1 by 2027, with completion by 2030, and on Project Area 2 in 2029, with completion by 2032. The total estimated cost for these Developer Redevelopment Projects is approximately $300,007,914.00, of which about $73,859,559.00 in net present value is reimbursable through TIF assistance under the Plan.
Redevelopment Project Area 3, the City Redevelopment Project, is designed explicitly for the development and construction of an indoor and/or outdoor sports complex with various facilities to support sporting and recreational activities. It’s referred to as the “city’s” because the City of Branson, or its designated entity, is responsible for redeveloping this area. Under the Plan, construction will start in late 2026 or early 2027, with completion by 2029. The estimated cost is approximately $100,570,945.00, of which the city is eligible to receive reimbursement for City Reimbursable Project Costs up to 100% of the total project costs.
The TIF Commission’s resolution goes to the Branson Board of Aldermen for whatever action they deem appropriate.
