Historic Forsyth motel gets new lease on life

After considerable discussion about the future of the former Shadow Rock Motel, the historic building in Forsyth is now looking great and meeting an important community need for affordable housing. Shadow Rock Apartments, located at 164 Forsyth-Taneyville Road 6, officially became available for lease in November 2025, with eight of the 20 units now occupied. 

 

During the mid-1900s, the motel was part of a growing Forsyth downtown at the spot where Swan Creek meets the White River, but with construction of Bull Shoals Dam, the area was frequently at risk of serious flooding, and the county seat relocated up the hill to the current downtown area. That move left some buildings unused, leading to discussion over the past few years about their safety and their eventual fate. 

 

However, the motel was never a flood risk due to its higher elevation than the current Shadow Rock Park, and the access road to it has never been under water. After discussion at the city and county level, it was deemed worthy of repair and remodeling, making it a great fit for the current owner, an investor with a passion for contributing to communities by providing quality lower-cost housing.  

 

The Shadow Rock Apartments are an open studio layout, with a full bathroom, suitable for a maximum of two occupants. A refrigerator, microwave and single hot plate are included, and the $700 rent includes electricity, water/sewer, and trash service, plus basic internet service. 

 

Although flooding is still an occasional issue at nearby Shadow Rock Park, during much of the year the park provides wonderful recreational opportunities within walking distance of the apartments: Easily accessible fishing spots with a boat launch; a playground; basketball, pickleball and tennis courts; picnic pavilions; and walking paths and a nearby nature trail. There is also a comfortable patio area available for use. Due to the proximity to the playground, background checks are required with all rental applications, as well as a credit check.
